What's the difference between a 7 Day Notice and a 30 Day Notice?

7 Day Notice, or Notice to Pay Rent or Quit

Reasons to file: non-payment of rent; extensive and continuing physical injury to property; serious and continuing health hazards.

30 Day Notice, or Notice to Quit to Recover Possession

Reasons to file: the person living at the property is squatting or trespassing without a lease; the tenant has failed to switch utilities into their name, and we want to force them to switch utilities; the tenant has broken the lease in some other (serious) way, and we want them out; the tenant’s lease has expired, and the owner would like to place a new tenant.
