What would cause me to fail a background check?

Criminal Report

For the criminal record, we look for convictions of the following offenses within the last five years:

  • Arson
  • Assault
  • Battery
  • Breaking and entering
  • Drug manufacture and cultivation
  • Fraud
  • Homicide
  • Rape
  • Sexual assault
  • Vandalism

We base our list on risk of harm to neighbors, risk of damage to property, and risk of lost rent.

Eviction Report

For the eviction record, we look for any judgments within the last five years.

Credit Report

We’re not looking into your credit score so much as indicators of your ability to pay rent in a timely manner, including, but not limited to: frequency of late payments, foreclosure, and bankruptcy.
